AIP Realty Trust (“AIP”) is a real estate investment trust with a growing portfolio of new light industrial flex facilities distinctly designed to address the long-overlooked needs of small businesses and the trades and services sectors in high growth markets in the U.S. This innovative offering was created by AIP’s development and management partner, Dallas-based AllTrades Industrial Properties, Inc. (“AllTrades”). With an initial property in the Dallas-Fort Worth (“DFW”) area, AIP holds the exclusive rights to finance the development of and to purchase all the completed and leased “AllTrades branded” properties built by AllTrades in key growth markets in the U.S. Together with AllTrades, AIP has established a roadmap for a national rollout that is expected to generate a significant and long-term pipeline of properties to be financed and purchased by AIP.

• AllTrades branded facilities appeal to a broad range of small space users with unique attributes rarely available in the marketplace, characterized by new, well-located, high quality, secure space at occupancy costs approximating those of much older competitive product.
• The addressable target tenant base is vast, with over 30 million small businesses in the U.S. and the trades and service sectors representing over 15% of U.S. GDP.
• AllTrades has a strong pipeline of properties intended to be financed and acquired by AIP, beginning in the DFW market then other booming areas of Texas, with a long-term roll-out planned in several other high growth U.S. states.
• AIP offers an attractive current cash yield generated by net rental income from an expanding and diversified base of tenants, interest from the mezzanine loans made to fund a portion of the equity for new projects and participation in the development profits in the form of bonus interest.
• AIP’s unique structure enables its unitholders to benefit from development upside through bonus interest from AllTrades upon purchase of the facilities by AIP, while minimizing risks through a rental income protection agreement.
